If you are a potential Tenant/Renter of Sierra Vista Realty you will find that we will respond quickly and efficiently to your questions, concerns and requests. We have found a happy Tenant is a Tenant who will want to stay beyond their initial term of the lease which benefits both you and the Owner. This saves moving costs for you and “get ready” cost for the Owner.

Along with the application and the $25 application fee (per adult applicant), you must also provide the following information for each applicant to complete the processing of the application:

Please note that applications will not be processed without the application fee and not providing all of the above supporting documentation will result in a delay in processing your application or the denial of your application.

Viewing a Property: After reviewing the list of available properties, we ask that you drive by any homes that may be of interest. Driving by is recommended to allow you to see the condition and surrounding areas of the home to determine if they fit your standards. An appointment can then be scheduled to view any of these properties by calling (520)458-4388.
Pet Policy: Policies on pets vary from home to home. Please call the office to determine the pet policy for the home for which you are applying. None of our homes permit the following breeds of dogs: Pit bulls, Dobermans, Rotweilers, Chows, or any mixed breed that is a near relative. Pet policies are strictly enforced, and any breach will be grounds for termination of the lease, at tenant's expense.It is the responsibility of the Tenant to acquire and maintain liability insurance if the tenant has a pet.
Applying for a Property: Applications may be obtained in the following ways: 1.Here on our website. 2. e-mail a request to brad@BradSnyder.com . 3. Fax a request to (520)459-7603. 4. Or pick one up at our office located at 301 N. Garden Ave in Sierra Vista. When completed, you may submit your application via fax, e-mail or simply drop it by the office. Each Adult over the age of 18 not married to one another must submit a separate application. Please ensure you have completed all areas of the application and supplied copies of your most recent pay check stubs.
Application Fees: There is a $25 application fee per person for credit and background check. This fee is non-refundable.
Income Level: You should have Gross Income of at least three (3) times the monthly rent amount. Married couples and related residents over 18 may combine income. Two non-related persons must qualify individually. With three or more non-related persons, two combined must qualify, and have at least one year experience living together. We must be able to verify employment history and income. If you are self-employed, we will need tax returns for the last two years.
Credit History: To determine satisfactory credit worthiness we obtain a report from a credit reporting agency.
Rental History: Your previous residencies must be verifiable, and free of evictions, judgments, and unpaid rents.
Criminal History: All occupants over 18 will be checked. No one convicted of a violent or property crime, or any felony, will be approved.
Occupancy: The number of occupants may not exceed two (2) persons per bedroom.
Processing your Application: Applications are processed in the order in which they are received. Processing is typically completed within 1 to 2 business days. We will review a credit and criminal background report, verify your employment & income, and check with any current and past landlords you have rented from. Being a representative of the owner, and working in their best interest, we will choose the best application if more than one has applied.
Application Approval: After your application has been approved, an earnest deposit, (equal to the property security deposit at a minimum), will be required to take the property off the market. The house will remain on the market until an earnest deposit is received. Earnest deposits must be paid by money order or cashier’s check. No cash or personal checks are accepted. Once the earnest deposit is received, any other applications on the same property will be held in a back-up status. You will then be contacted to schedule an appointment to sign your lease agreement. (In the event more than one party submits an earnest deposit and qualified application at the same time, an applicant will be chosen in the best interest of the Owner.)
Fair Housing: All properties leased and managed by Sierra Vista Realty are offered subject to the Federal Fair Housing Act which makes it illegal to advertise any preference, limitation, or discrimination based on race, color, religion, sex, country of national origin, handicap, familial status, or any intention to make such preference, limitation or discrimination. Our professional staff is trained and educated on the latest local, state and federal statutes pertaining to rental regulations.
Notice: RENTAL PROPERTY LISTINGS ARE SUBJECT TO CHANGE WITHOUT NOTICE. ALL INFORMATION SHOULD BE VERIFIED WITH THE RENTAL AGENT. Broker and Agents represent the property owner. Refrigerators and washer/dryers may not be included with with a property. City rental tax where applicable is payable in addition to the rental price. Rental prices reflect contract terms of a one year lease and approval of tenancy is based on approved credit.

How do I actually see a rental home managed by Sierra Vista Realty?
Call us at (520) 458-4388 to make an appointment to see the rental home or homes you are interested in. In most cases, we will be able to show you the home on the day of your call. However, we are always willing to work with your schedule.
How do I submit an application for a rental home managed by Sierra Vista Realty?
The application for tenancy is available on the "Homes For Rent" page.
Open, print, complete the application and submit it to us by fax, regular or express mail, or in person. Once we have all of your information in hand and your application fee, we will begin processing the your application.
Normally, once all information is received along with your application fee(s), the application process is completed in a matter of 24 hours.
Once your application is approved, you will be notified by a property manager. You will be required to sign a rental agreement and submit funds in an amount equal to, at minimum, one-half of one month's rent within three (3) days of being notified of the approval of your application.
What happens if two or more applications have been submitted for the rental property I am interested in?
Applications are processed in the order in which they are received. In the event that multiple applications are submitted simultaneously, the applications submitted with all required information and the application fee are processed first.
If a complete application is submitted along with funds equal to one-half or more of the monthly rent being asked for the rental property being applied for, that application will take precedence over all other applications, regardless of when that application is received.
These funds, referred to as 'earnest money,' are fully refundable, if the applicant is not approved for tenancy or the applicant withdraws their application prior to or within 3 calendar days of being approved for tenancy.
If the applicant is approved, but does not withdraw the application for tenancy within three (3) of receiving notice of approval, the 'earnest money' will not be refunded, if the applicant does not sign a rental agreement within three (3) days of being approved.
If my application is approved, how soon may I move in?
In most every case, our homes are available for occupancy within two days of an applicant being approved for tenancy.
Though we make every attempt to address maintenance and repair issues within five (5) days of when the former tenant moves out, there is always the possibility that something was missed. If that is the case and the issue is discovered during the final inspection, we'd prefer to complete the maintenance or repair prior to your taking possession of the home. Only in exceptional cases would this require more than an extra day or two.
Who pays for the utilities and public services?
With rare exceptions, the tenant will be responsible for the payment of all utilities and public services.
Sierra Vista Realty requires proof that such services have been placed in the name of the tenant prior to the tenant taking possession of the rental home.
In the event that a service provider will not invoice anyone but the owner or the owner's agent, Sierra Vista Realty will collect payment for these services from the tenant, in advance.
Are security deposits required?
Yes, Sierra Vista Realty collects a security deposit in an amount equal to one month's rent.
Security deposits are considered to be the property of the tenant until such time as the tenant surrenders the property to Sierra Vista Realty.
At no time during the term of the rental agreement may security deposits or pet deposits be used by the tenant, the property owner, or Sierra Vista Realty for the payment of rent, maintenance, repairs, or any outstanding charges as may exist on the tenant's account.
