APPLICATION STANDARDS
All applicants pass through a screening process. Please read before you apply.

  •  There is a $25.00 per Adult nonrefundable application fee due payable to Sierra Vista Realty before your application can be processed.

Income Level...........You should have Gross Income of at least 3 (three) times the monthly rent amount. Married couples and related residents over 18 (immediate family) may combine income. We must be able to verify employment history. If you are self-employed we need tax returns for the past 2 years.

  • Credit History...........To determine satisfactory credit worthiness we run a report through a credit reporting agency.
  • Criminal History……...We do not lease to convicted felons.
  • Rental History..........We will verify your past and current rental history.
  • Pets..........................Policies on pets vary according to the home (check the rent list or call).
  • Smoking.......................... To preserve our owner’s investments all our homes are Smoke Free.
  • Occupancy……………… We adhere to the Arizona occupancy standards of 2 persons per bedroom.

APPLICATIONS WHICH ARE NOT COMPLETED FULLY OR COMPLETED WILL BE REJECTED. IDENTIFICATION WILL BE REQUIRED BY MEANS OF PHOTO ID TO CONFIRM IDENTITY AND PROOF OF VALID SOCIAL SECURITY BY DRIVERS LICENSE, STATE ID, OR SS CARD. FAILURE TO COMPLY WITH THE TERMS AND CONDITIONS HEREIN SHALL BE CONSTRUED AS GROUNDS FOR FORFEITURE OF YOUR DEPOSIT.

Your cooperation is appreciated during this process. The response time is approximately 24-48 hours once we have the complete application. Upon approval, you will be instructed to remit the deposit in full by or before the next day.

Deposit to reserve or 'hold' premises:

A minimum holding deposit of $400.00 will be due within 48 hours of accepted application; remaining deposit and first month’s rent is due at lease signing. The house will remain on the market until an earnest deposit is received. The holding deposit (earnest money) to be refunded if this application is not accepted in 3 business banking days. Upon acceptance, this deposit shall be retained as part of the first month’s rent. Should tenant be accepted and not occupy the residence, the earnest deposit will become liquidated damages. If the application is not approved or accepted by the owner or agent, the deposit will be refunded, the applicant/s hereby waive any claim for damages by reason of non-acceptance which the owner or report may be prepared whereby information is obtained through personal interviews with others with whom I may be acquainted. This inquiry includes information as to my character, general reputation, personal characteristics and mode of living.
